Abstract

Financing (mortgage) of housing loans is one of the Bank's products introduced to help people to get a place to stay easily with credit and of course to get a credit shelter must also meet the requirements determined. Islamic banks, there are several types of mortgage financing Sharia them use murabahah, istishna, Musharaka mutanaqisyah and IMBT (Ijara muntahiya bit Tamlik). On interpret Islamic mortgage products as home ownership people whose mechanism is based on murabaha contract (sale and purchase). Bank Syariah as the seller and the customer as a buyer. However, the implementation of the mortgage financing is shown by using the murabaha contract (sale and purchase) on the application of sharia mortgage financing. With, the application of mortgage In sharia (mortgages sharia) experienced various changes to the rules which is associated with a down payment (DP) and the profit margins applicable to alleviate the financing community in making home loans and build increasing economy was weak in early 2015. so that this regulation has been made by Bank Indonesia and agreed by the various banks in Indonesia, one of which is Bank Syariah. The purpose of this study was to determine differences in the value of the application of the policy of Financing To Value (FTV) against sharia mortgages and mortgage financing application of sharia before and after the policy Financing To Value (FTV). Samples of this research is the application of the company's mortgage financing sharia BTN Syariah Business Unit, using the table BTN Syariah mortgage installments and mortgage portfolio growth of sharia observations observation period 2010-2015. As well, set by the National Bank BTN Syariah mortgage installments and tables used to determine the financing gap before and after the implementation of the policy Financing To Value. This study is a literature and secondary data from Bank BTN sharia or Islamic business units. Using a quantitative method with descriptive approach that is explained throughout the research data and then review the results from the perspective of Islamic law and policy rules Financing To Value, so that approach in use is the approach to the application of financing and the difference of the implementation of financing before and after the policy Financing To Value by paired sample t test (to determine differences in the application of value FTV).
