This research uses a quantitative approach with primary data. The choice of the Yogyakarta City was based on considerations of the fairly rapid development of BMT in this region and Yogyakarta has interesting and diverse characteristics in terms of the problems it faces. So it is possible to get the required data. The data analysis tool used in this research is SEM (Structural Equation Model) with the help of SmartPLS software version 3.0. The sampling technique uses Pruposive Sampling and Cluster techniques. The results of the research findings show that the aspects of the internal factors studied that have a positive and significant influence on perceived sustainability are the Good Corporate Governance (GCG) Factor, Product Innovation, and Human Resource Management through Good Corporate Governance. Meanwhile, the Human Resource Management variable has a positive but not significant effect on Perceived Sustainability and the Market Reach variable has no effect on the Perceived Sustainability of BMT. Furthermore, the Product Innovation variable has a negative but significant effect on BMT's perceived sustainability through Good Corporate Governance.
