Over time, people began to realize that there were many shortcomings in litigation dispute resolution so that alternative land dispute resolution was needed, one of which was mediation conducted at the local land office. The typology of land disputes includes ownership and control disputes, location, boundary and area procedures, inheritance disputes, court decisions. The implementation of land dispute resolution due to default through mediation at the Yogyakarta City Land Office is based on Regulation of the Minister of ATR / Head of BPN Number 21 of 2020 concerning Handling and Settlement of Land Cases. In this regard, the author formulates the problem, namely: how is the settlement of land disputes due to default through mediation at the Yogyakarta City Land Office in 2022-2023, and how is the legal certainty of the parties to the dispute in the settlement of land disputes due to default through mediation at the Yogyakarta City Land Office. This type of research is field research with a juridical-empirical approach. The data collection method is obtained from interviews and documentation. While the data analysis method used is qualitative with research analysis using the inductive reasoning method so that conclusions can be drawn by linking the data and facts found with general theories, in this case the settlement of land disputes due to default through mediation at the Yogyakarta City Land Office in 2022-2023 and then analyzing it using three theoretical frameworks, namely the theory of legal certainty and the theory of dispute resolution to get the correct and accurate conclusion. The results of this study are that, First, the settlement of land disputes due to default in 2022-2023 is handled the same as the settlement of other land disputes, namely through mediation which consists of several stages, namely pre-mediation, mediation, and post-mediation stages. Second, the settlement of land disputes due to default through mediation has fulfilled legal certainty for the parties.
