abstract: The purpose of this study is to analyze the influence of capital structure, profitability, good corporate governance, and innovation on firm value in property and real estate companies for the period 2019-2024. Good corporate governance is proxied by the board of directors, independent board of commissioners, and audit committee. This type of research is quantitative, using secondary data with a purposive sampling method and a sample of 102 observational data processed using Eviews 12. The results of this study reveal that capital structure, profitability, independent board of commissioners, audit committee, and innovation have no effect on firm value. Meanwhile, the board of directors has a positive effect on firm value. Companies with a large board of directors can influence the effectiveness of supervisory activities so that it can have a positive impact on the company's value.
