Abstract
Mutiara Residence housing is located in the northern part of Magelang city. The location of the housing development is built on land with hilly land conditions or contours and is limited by irrigation, making it difficult to plot or measure which causes a difference between the size offered and the actual land area. This will certainly cause problems, especially during the process of making a certificate in the name of the buyer and the value of the house sale and purchase price due to land that does not match what is offered. The notary is the party responsible for handling the house sale and purchase process at Mutiara Residence Housing between the housing developer and the home buyer. So if there is a problem in the sale and purchase process, the notary certainly has a big role in finding a solution to the problem between the developer and the home buyer. The methodology of this research uses empirical legal research by utilizing data from the field. The nature of the research is descriptive with the aim of describing the real conditions of the object being studied. The type of qualitative descriptive data analysis technique. Then a conclusion will be drawn as an answer to the existing problems. Based on the research that has been compiled, it can be concluded that the legal protection efforts of Notaries-PPATs for consumers of Mutiara Residence Magelang housing are carried out by providing advice to the parties to make a Deed of Sale and Purchase Agreement (PPJB) before the contract is carried out with the aim of providing legal protection for consumers so that they are not harmed in the sale and purchase process. If a loss occurs to consumers selling and buying a house, the legal efforts that can be taken by Notaries-PPATs are to be willing to be witnesses for their clients who feel disadvantaged. The importance of deeds and supporting documents as perfect evidence if legal problems arise in the future.
