Abstract

Property purchases are major investment decisions that require careful consideration, including physical inspections of buildings before transactions occur. However, public awareness in Indonesia regarding the importance of home inspection remains low, and the home inspector profession lacks widespread recognition. Inspectrium is a website-based platform that provides home inspection services to assist potential buyers, investors, and financial institutions in assessing property feasibility. The service is delivered digitally through a platform that facilitates connections between users and inspectors. The platform generates revenue through transaction-based commissions, registration fees, and inspector certification programs. The business design process involves SWOT analysis (Strengths, Weaknesses, Opportunities, Threats), Porter's Five Forces, and the AIDA marketing model (Attention, Interest, Desire, Action). Financial feasibility is evaluated using several methods: Break Even Point (BEP), Return on Investment (ROI), Net Present Value (NPV), Internal Rate of Return (IRR), and Payback Period (PP). Inspectrium also builds a certified inspector ecosystem, a rating system, and educational features to increase user trust. The design results show that Inspectrium has promising business prospects in the Indonesian property market, supported by a phased strategy involving feature development, regional expansion, and inspector certification to establish a professional and sustainable service.
